The Offset

Sacramento, California
by Wood Rodgers, Inc.

Residential offerings range from traditional garden style apartments to carriage homes over parking, and the intentionally crafted open space framework plays a key role in unifying these housing types into a cohesive neighborhood.

The Residential Issue of Landscape Architect and Specifier News saw many firms submit their projects for feature consideration. The Offset is one of several great projects we are excited to showcase on LandscapeArchitect.com.

Wood Rodgers delivered comprehensive entitlement and landscape architectural construction document services for this 14.68-acre mixed-residential community located along the east side of Duckhorn Drive, approximately half a mile southwest of the Arena Boulevard/Interstate 5 interchange in Sacramento's Natomas district. The team prepared design development level entitlement submittals, complete construction documentation for all on-site landscape and site amenity improvements, and provided construction phase observation with an emphasis on water efficient design and irrigation compliance.

The landscape vision centers on creating a connected, amenity rich environment that supports a high quality of life for residents. A resort style pool and spa serve as the community's social hub, complemented by outdoor kitchens, shaded lounge areas, and generous seating positioned to encourage year-round use. Active recreation is supported through a dedicated pickleball court, children's play area, and a fully fenced dog park, while a network of pedestrian pathways weaves these spaces together and enhances walkability throughout the property. An outdoor lounge tailored for adult gatherings provides additional opportunities for social interaction and relaxation. Convenient access to two major freeways further elevates the project's appeal, offering efficient connectivity to downtown Sacramento and reinforcing the community's identity as a thoughtfully designed, amenity-driven living environment.
